Eligible transaction requirements

​​​​​​​​​​​A first home owner grant cannot be paid without an applicant first providing evidence that they have or will complete an eligible transaction​. An eligible transaction relates to the contract to purchase your home, or if you are an owner builder, building milestones

 

For transactions entered into​​​ between 1 July 2016 and 30 June 2024, a summary of eligible transaction requirements is provided below. 

​     You are building your home using a builder.​

     Eligible transaction start date
     The date of the signed contract.​

     Completion date
     Within 24 months of the eligible transaction start date.

     Evidence of completion
     The certificate of occupancy from your local council. This is only required if lodging your grant application directly          with the State Revenue Office.

     Application date
     The application must be made after the eligible transaction start date - and no more than 12 months after the                completion of the eligible transaction.​

     You are building your own home as an owner builder.​

     Eligible transaction start date
     The date that the laying of foundations began.

     Completion
     Within 24 months of the eligible transaction start date.

     Evidence of completion
     The certificate of occupancy from your local council.

     Application date
     The application must be made after the eligible transaction start date - and no more than 12 months after the                completion of the eligible transaction. ​

  
    ​You are buying an off-the-plan home.

    Eligible transaction start date
    The date you entered into a contract to buy land and have the new home constructed on it.

     Completion
     Within 24 months of the eligible transaction start date.

     Evidence of completion
     When you are entitled to possession of the home under the contract, and have obtained the registered title of the          land.This is only required if lodging your grant application directly with the State Revenue Office.

     Application date
     The application must be made after the eligible transaction start date - and no more than 12 months after the                completion of the eligible transaction. 


     You are relocating a moveable building for your new home.

 
     Eligible transaction start date
     The date of the purchase of the building.

     Completion
     Within 24 months of the eligible transaction start date.

     Evidence of completion
     The certificate of occupancy from your local council. 

     Application date
     The application must be made after the eligible transaction start date - and no more than 12 months after the                completion of the eligible transaction.​


    You are purchasing a new home, never before lived in.

 
     Eligible transaction​ start date
     The date of the signed contract.

     Completion
     Within 24 months of the transaction start date.

     Evidence of completion
     When you are entitled to possession of the home under the contract, and have obtained the registered title of the          land. This is only required if lodging your grant application directly with the State Revenue Office.

     The application must be made after the eligible transaction start date - and no more than 12 months after the                completion of the eligible transaction.​
