Transaction certificates

Transferor transaction certificates

  • Can be created by the vendor's representative (if they are a TRO agent) to pass the vendor-related information to the purchaser's representative before settlement. The purchaser's representative may use the certificate to endorse or create a Transferee transaction certificate.
  • Ensures that the vendor's information is being correctly inputted into TRO prior to settlement.
  • Linked to the TRO Agent's Duty account and can be viewed, edited and printed from the 'Duty transactions' menu within the account.
  • Contains the vendor's personal information, entered either manually (all details visible) or by transfer certificate (name only visible).
  • Contains property information, such as PID, volume/folio and interest transferring.
  • Requires a a TRO user with 'Endorse' access. This access is granted by the TRO Agent's Duty account administrator under 'Manage user transactions'.
  • Will not be provided if the vendor or their representative is not a TRO Agent. In this situation, vendor transfer certificates may be provided instead.

 

Transferee transaction certificates​​

  • Can be created by the purchaser's representative (if they are a TRO Agent) to pass the full transaction information (usually at settlement) to a third-party stamping agent such as a bank.
  • Contains both the vendor and purchaser's personal information, entered in one of the following ways:
      • manually (all details visible);
      • by transfer certificate (only name visible);
      • by a Transferor transaction certificate (containing personal and property information); or
      • a combination of the above.
  • Ensures the information is ready for settlement (the certificate cannot be created if there are missing fields), but can be amended by the stamping agent if required. 
  • Allow the settlement date to be a proposed (future) date. 
  • Requires a a TRO User with 'Endorse access. This access is granted by the TRO Agent's Duty account administrator use the 'Manage user transactions' in the main menu. 
  • Will not be provided if the purchaser or their representative is not a TRO agent. In this situation, purchaser transfer certificates may be provided instead.​
